Why We Built Werocity
Most UK property investors rely on Rightmove estimates, gut feeling, or expensive surveyors to assess a property's investment potential. We built Werocity to change that — giving every investor access to the same official government data that professionals use, in under 60 seconds.
Our Data Sources
Every Werocity analysis pulls live data from four official UK government APIs:
- HM Land Registry — sold prices, median price per m², recent transactions
- EPC Register (DLUHC API) — energy rating A–G, MEES 2028 compliance
- Planning Portal — use class, Article 4, conservation area, permitted development rights
- Environment Agency — Flood Zone 1–3b, surface water risk
How the 0–100 Score Works
The Werocity investment score is a composite metric calculated from six weighted components:
- Flood risk rating (Environment Agency Zones 1–3b)
- EPC energy performance and MEES 2028 compliance
- Planning status and development restrictions
- Estimated gross rental yield
- Price vs. local median (Land Registry)
- SDLT cost relative to investment size
A score above 70 indicates a strong investment candidate. Below 40 signals significant risk factors that require further investigation.
Coverage
Werocity currently covers England and Wales. Scotland and Northern Ireland use separate land registry and planning systems and are not yet supported.
